Starting Gate Box Seating
Starting Gate Box Seats are typically groups of 6 padded fold-down seats on the third level of the facility. Boxes are located outdoors, overlooking the dirt and turf racetracks, and along the finishing stretch.

Starting Gate Pavilion Balcony
Located near the iconic Kentucky Derby starting gate, our Starting Gate Pavilion Balcony offers a variety of new, comfortable dining options for your Oaks and Derby experience. New Conservatories Project to Debut for Kentucky Derby 152 in May 2026
Your Kentucky Derby experience is about to reach new heights! The Conservatory Project is bringing over 7,000 new premium seating experiences to the infield, replacing temporary suites with luxurious, permanent hospitality spaces. Phase One debuts in 2026 with the Pagoda Club and Terrace near the Winner’s Circle, 36 private suites with a covered rooftop along the homestretch, and the exclusive Stargazer Lounge on the first turn. And with a brand-new tunnel for easier access from the Clubhouse Gate, getting to the Conservatory will be seamless and immersive.
Stargazer Lounge
The Stargazer Lounge blends historic charm with modern luxury, featuring a unique wrap-around balcony inspired by the original Churchill Downs Clubhouse. Overlooking the track and extending into the first turn, it offers prime race views while providing a high-profile setting for guests to see and be seen.

Note: The first 9 Conservatory Suite offerings will be available in 2026, 15 additional suites will open in 2027, and 12 additional suites will open in 2028

A Transformed Infield to Debut for Kentucky Derby 152 in May 2026
With a $64 million investment, the Infield General Admission Project is introducing three new amenity buildings to bring enhanced entertainment, upgraded amenities, and exclusive ticket upgrades for up to 6,000 guests. The first phase debuts in 2026, making the infield more immersive, comfortable, and electrifying than ever.
Infield Terraces
The Infield Terraces will overlook the racetrack and new programmed entertainment spaces which will be activated with various entertainment offerings.
Note: The first Infield Rooftop will be available in 2026, additional sections will open in 2027 and 2028

Infield Lawn

New Skye Terrace Project to Debut for Kentucky Derby 153 in May 2027
The Skye Terrace is set to redefine race-day hospitality, offering 13,300 premium seats, covered dining areas, and breathtaking trackside views from a stunning new 5-story structure. Designed to enhance comfort, style, and accessibility, this transformation ensures that every moment—from the first break out of the gate to the thrilling finish—is more immersive than ever. With the first three floors ready to welcome guests by Derby Week 2027.
Skye Lounges
Offering track level dining, the Skye Lounges offer indoor dining spaces with the ability to enjoy thunderous racing along the rail of the outdoor terrace directly in front of the dining room. Guests can enjoy the famous Kentucky Derby Walkover, where contenders and their connections parade along the track from the barn area to the Paddock prior to the big race.

Skye Box

Skye Dining
Skye Dining offers four floors of interior dining space directly above the Clubhouse located between the finish line and first turn. Each dining room will have a unique interior design to cater to different guest preferences and has easy access to the covered outdoor terrace for viewing.
Note: 2nd and 3rd floor dining rooms will be available in 2027, 4th and 5th floor dining rooms will be complete in 2028
